Our service will ensure that your roof can stand up to any test that the weather can throw at it. With our package, you are entitled to a twice a year visit by one of our roofing experts. While we suggest one visit in the spring and another in autumn, we can work around your schedule. Here are some of the services we provide in our roof maintenance package:
Gutter cleaning and cleaning debris off of the roof: One of the most important things to do for a roof is make sure that water and snow can properly drain off to where it is intended to go. Here in the northeast, we know that around October the trees shed leaves at an incredible rate. All those leaves can cause a problem if they get into a gutter and don’t get cleared out. Gutters help rain water get to where it can drain where it was intended, and debris that clogs it prevents this from happening. Cleaning the debris off of the roofs not only helps aesthetically with your house looking cleaner, but it also prevents that debris from rolling down the roof and clogging the gutters that were just cleared. Tree branches, leaves, and pine needles often fall on the roof and get stuck into areas like valleys and skylights. This debris can often restrict the flow of water and cause leaks. We clear this debris off to make sure no roof leaks occur during the rain or winter where snow accumulates.
Inspect and caulk chimney flashing: Chimney flashing is an integral part of keeping your house leak free. However if the caulking is old, or the flashing has gotten out of place it will not do its job properly. With our roof maintenance package, we do an inspection of chimney flashing to ensure that they are all intact and will do their job when the heavy rain and snow comes. If they are not up to par we will adjust and caulk them properly to ensure your home is ready for any weather. We inspect and seal (caulk) chimney flashing because the chimney flashing is one of the only flashing details exposed to the elements. That is why we only use copper when we install new chimney flashing instead of a cheaper aluminum. By making sure that all of our seams are tight and sealed where the copper enters the brick we can make sure water can’t enter at seams and cause leaks in your home.
Inspect shingles for manufacturer defects and animal infestations: Though it does not happen often, manufacturer defects in shingles do occur. These problems are not always evident right away and may take time to appear. This issue can rarely be identified from the ground and would require an expert to get on a roof and inspect. Raccoons and squirrels can also be a problem to a roof system. Animals can attempt to pull up shingles looking for a way into an attic. We will look for evidence of this and bring to your attention so you can have the animal problem addressed.
Caulk windows above roof lines: Another potential entry point for water on your house are the windows above the roof line. To combat this, during our inspection we take a look at all the windows above the roof line and caulk the ones that are not up to spec. Through the years of finding roof leaks, we have found that window cappings not properly maintained can cause leaks. Water gets between the window and capping, runs behind the siding and behind roof flashing and into the house.
Cut back tree branches touching roof: Tree branches touching the roof can be a potential problem as well. Not only will they dump more debris on your house causing potential clogs in your gutter, but they also can damage shingles if they rub up against them. We look at your entire roof thoroughly to make sure the roof you’ve invested so much in is not in danger of being damaged.
Caulk vent pipe flanges: Anything that has to come through the roof such as a vent pipe for a fan also introduces a new potential entry point for water to get in and cause a leak. For this reason, we caulk vent pipe flanges to help seal where the rubber from the flange meets the pipe itself. Often these flanges will not last as long as the roof itself and will eventually need to be replaced. We can let you know what condition these flanges are in and replace them if necessary.
Inspect chimney pointing: Despite being an important part of the roof, the chimney is an often neglected part of a home. Loose mortar around bricks can cause bricks to come loose and allow water to soak into the chimney. That’s why we will inspect your chimneys to ensure they will not fail on you.
