Causes of a Roof Leak

- Broken or missing shingles: In the event of a storm or heavy winds, old or improperly installed shingles can end up getting blown off your roof. - Improperly installed or damaged roof flashing: Roof flashing is a very important part of maintaining a leak-free roof. Roof flashing is the installation of impervious pieces of metal formed around joints in the roof. A common example of roof flashing would be around a chimney. Flashing a roof provides extra weather resistance to places which are the most susceptible to a leak. Much like shingles, if roof or chimney flashing is installed improperly, or is old enough to have the caulking dry up and give out, a roof leak can develop. - Ice Dams: One of the most common ways a roof leak happens is in the winter when an ice dam forms. An ice dam is caused by higher parts of a roof being warmer (greater than 32 degrees Fahrenheit) than the lower parts (lower than 32 degrees Fahrenheit). This causes the snow to melt higher up on the roof and run down to the lower part where it refreezes and bunches up to form a wall or “dam” of ice. If an ice dam forms the water has nowhere to go but down into your house causing a roof leak. - Debris: After strong winds or a storm, or just in the autumn when leaves are falling, debris can end up falling on your roof and accumulating.
